We’re very happy to have you as a tenant. This website was designed especially for you. Here you’ll find an abundance of useful information about your home, tenant and landlord responsibilities, contact numbers and a whole lot more. What’s more, you even can make your lease payments here.

LEASING

INFORMATION

In order to be approved we need roughly 7 things:

HOLD DEPOSIT AND APPLICATION FEES PAID

 

This is where we start. Once we verify your payments, the rental process begins.

NO PREVIOUS HOUSING ISSUES

 

For instance, no evictions or judgments from previous landlords.

COMPLETED APPLICATION

Make sure you fill out all required information. SIGN and DATE the application.

NOT CURRENTLY FILING BANKRUPTCY

 

If you’re in the process of filing Chapter 7 or 11, you will not qualify.

2 YEAR WORK HISTORY SUPPORTED BY W2's OR TAX RETURNS

We need to verify that you are gainfully employed and that you can prove it with official documents

(a letter from Mom is not acceptable.)

3:1 RENT TO INCOME RATIO

 

We require a 3:1 rent to income ratio AFTER taxes (ex. rent is $1000 we need $3000/mo. on income after taxes)

PROVABLE CURRENT INCOME

 

For example: current paystub or award letters, pensions etc., If self employed we will need 6 months of bank statements showing deposits.

Welcome to your new home! We’re delighted to have you as a tenant. This tab provides important information about your home and some of our policies. If you have any questions, feel free to contact your property manager or call our office. We will be happy to assist you.

Call for Service

SpringView Property Management contracts with reputable service providers who will make repairs as they arise. You must initiate a service request as soon as you notice an issue. We’ll be happy to dispatch our contractor to resolve the issue. We make every attempt to take care of your issues in a timely manner. Please do not attempt to make a repair yourself or hire a contractor without discussing the issue with your property manager. If you do, any bills you incur will be your responsibility to pay along with any damage that occurs.

 

Utilities

You need to put the utilities services in your name so that payments become your responsibility. Contact the utility companies as soon as possible; we do not want you to be without service. It’s a good idea to do this your first day as the grace period from move-in is only one day.

For anything related to the town you live in, please refer to the village website (school districts, garbage pick-up, garbage cans and water). If you have any questions regarding local information that you cannot find on the village website, let us know and we will be happy to try to help you. We have been involved with these communities for many years.

There’s a 24-hour drop box located outside the front door of main building on the left side.

Drop payment off at local office: 11535 W. 183rd Place, Unit 107 Orland Park, IL 60467 

SpringView Property Management offers a 5-day grace period to remit your payment. If you are unable to make your payment, please contact your property manager as soon as possible. A late payment fee of $100 is assessed at midnight on the 5th day.

YOUR HOME

SpringView takes pride in our properties and we make every effort to help you care for your home. We ask that you partner with us, so this house can become your home. Here are some important routine maintenance requests that will help keep the home in the tip-top condition you received it:

For Emergencies

SpringView Property Management considers only the following as “service emergencies”:

  • No heat

  • No hot water

  • Active water flowing into the home

  • Gas leak

  • Fire

If any of these occur, please contact the Property Manager immediately. If you have a fire or gas leak, please contact the fire department first, and then contact your Property Manager.

LEAVING​

Although we don’t want to see you go, we understand that people, at times, have to move out. If you do move out, we require the home to be returned to the condition you found it when you first moved in.  This includes the yard and landscaping. If debris, dirt or damage is left behind, we will have to assess fees for any repairs and/or cleaning. Please keep the home tidy! Also please provide your forwarding address and contact information to property manager, and notify the post office of you new address.

CLEANING THE INTERIOR​

It’s very important to keep the interior of your home tidy and clean. A dirty home is the number one reason why people start seeing pests or insects within the home. We have cleaning services that can provide bi-monthly or monthly cleaning services. If you would like a quote, please let us know. If you use these services, it is your responsibility to pick up personal items before the service arrives.

MAINTAINING THE YARD

Exterior lawn care maintenance, including the grass and bushes, is your responsibility. Your municipality may have specific lawn care requirements. We do offer grass cutting services at a reasonable rate. If you are interested, please let us know and we can give you a quote.

CHANGING THE FURNACE FILTER​

Please change the furnace filter each month, at the start of the month. We’ve included a 12-month supply of furnace filters adjacent to the furnace. This task is necessary to keep your heating and cooling running properly.

MAINTAINING THE DRAIN​

Noting is more frustrating than clogged drains. Please do not pour anything that does not belong down a drain, in the sink or toilet. That means grease, paint or personal hygiene products should not be put in a sink or toilet at any time. No feminine products, baby wipes or tissue in the toilets. When we give you the keys to the home, we have cleaned all drains and tested them for proper operation. If a clog occurs, please let us know and we will dispatch our plumbing contractors. If it is determined that something was put down the drain that did not belong, we will have to charge you a fee for the service.
